Types of Asphalt Shingles

You have three options when choosing asphalt shingles for your steep-slope roofs. All come in a wide variety of colors:

3-tab shingles

Popular and low-cost, 3-tab shingles are flat, light, and rated for 60-80 mph wind uplift. They’re named “3-tab” because they’re designed to make a single shingle look like three shingles. While these are your most cost-conscious option and are considered entry-level, they can be effective and appropriate for many complexes and needs.

Architectural shingles

Architectural shingles are more substantial than 3-tab shingles and have varying patterns and tones for a 3-D look. They’re made with thicker layers of materials so they’re stronger, hail-resistant, and durable. Rated for 110 mph wind uplift or up to 130 mph when installed with six nails per shingle, architectural shingles are preferred by homeowners who want improved appearance, performance, and longevity.

Premium shingles

Premium (or designer) shingles have distinct appearances that mimic the look of natural roofing materials such as cedar shake or slate. Multi-family complexes that want to elevate the appearance of the property but don’t want the expense of natural products often choose these shingles. Most are rated for a wind uplift of up to 110 mph.

If your multi-family complex has metal roofs or natural or synthetic tile, slate, or shake roofs, Sentry can replace, renovate and repair them. Often a multi-family complex will have asphalt shingle roofs on the main portions of the buildings but will have standing seam metal roofs or other roofing types over entryways, balconies, clubhouses or outbuildings. As a full-service roofing contractor that works with every type of roofing material, we can source and match almost any roofing material and fabricate custom designs in our warehouse (or on-site) as part of the job.

Roof repairs and maintenance

To keep the roofs of your multifamily complex in top shape, we recommend you inspect them regularly and perform standard maintenance tasks as needed, such as removing debris, clearing drainage systems, inspecting materials and roof penetrations, and looking for potential problem areas. It’s the best way to protect your property and investment. It’s also the best way to identify issues with the original roof installation or construction that may appear over time and need to be addressed.

The Sentry Roof service department offers our Sentry Roof Care annual maintenance program, or we can work with your HOA, maintenance department or management company to complete repairs on an as-needed basis. We highly recommend any minor issues, including potential damage from severe storms, are identified and handled as soon as possible so a minor issue doesn’t become a major one.

A leaking roof can damage the building roof deck and the ceilings, walls, and contents inside the property. A leak can remain undetected for quite some time if no one gets up on the roof to inspect it periodically. 

Warranties

All Sentry Roof work is warrantied, even repairs.

Your replacement roofs from Sentry Roof will come with a manufacturer’s warranty and a contractor’s warranty.

The manufacturer’s warranty is provided by the manufacturer and covers the shingles and sometimes related materials as well. Warranty lengths and coverages vary. For 3-tab shingles, warranties will range from 10 to 25 years. For architectural shingles and premium/designer shingles, they range from 20 to 50 years.
