An Informed Decision Is Best: Roof Asset Management in 2018

The more you know about your options, the better your decisions.

Sentry Roof believes your roof is an asset that should be managed like your other business assets. Knowing how your roof is performing, what choices you have when it comes to managing your roof, and what costs you can expect during each calendar year — especially the next few years — is critical to managing your roof successfully.

Our clients appreciate that we’ve been committed to this kind of strategic, transparent roof-asset management approach for 35 years — it’s a big part of the reason we’ve been working with some of the same clients for decades. It’s not the approach most roofing contractors take because it’s a lot more complicated than just selling someone a new roof. We think it’s worth the effort to look at all the various options, especially if funds are needed elsewhere or budgets are tight. And who wants to be sold something they don’t really need?

While we certainly don’t think it’s a good idea to keep a failing roof, we also don’t think investing in a new roof before it’s needed is usually the best investment.

As you move into the New Year, we encourage you to plan ahead by getting your roof inspected. It doesn’t need to be Sentry Roof that does the inspection, but get a reputable expert with experience with your type of commercial roof to come out and take a look from edge to edge.

Tell the inspector what you want from the property — your goals and priorities — and what you’re most concerned about as it relates to managing the roof. Ask these six questions and ask about thermography if leaks are suspected.

Inspecting some properties is more complex than others (a lot of the properties we work on, for example, have tens of thousands of square feet of industrial roofing that include various levels of condition, or are historic buildings that require a specific skill set to properly evaluate) but even if you have a standard industrial roof with a standard warranty, no two properties are exactly alike and each needs to be assessed. With accurate, current information about your specific roof you will be able to make the best decisions for your property regardless of its size, type or age. Having the inspection on record can also strengthen your position when negotiating a sale.
